Right-of-way acquisition through the eminent domain process requires the preparation of an appraisal that provides the condemning agency and the private property owner a basis for fair and just compensation for the property acquired, including recognition of impacts to the remaining property whether vacant or improved. The appraisal process requires land planning and engineering services, including the specialized and technical skills of the PEC team, so as to provide the appropriate technical support for the appraiser. The process of providing fair and just compensation requires a thorough knowledge of the eminent domain professional of land use and the functional aspects of the parent property and the professional role in the process.
